Urban Inventories Property Services  can complete interim inspections and highlight any potential concerns or  issues during the tenancy and will inform the Landlord or Managing Agent.

  

The visit itself consists of a brief walk through of the premises and the garden (this does not include communal gardens which are not inspected).   This allows us to ascertain  whether fixtures, fittings and furnishings are being cared for in an appropriate way and whether the property is being  cleaned on a regular basis.                             cleaned on a regular basis.                                                                                                                                                                                                    

We do not comment if the property is a little untidy and will only mention any cleaning problems if there is clear evidence no cleaning at all takes place, I.e large build up of scale, grease etc.                                                                                                          

We also look for signs of condensation and mould and report if it is seen.

At the visit we ask the tenants if there are any major issues or problems they are yet to report and if so we invite them to show us so we can take notes and photos.

 

Our reports are compiled on site in real time  and sent to the agent and the agent can then arrange for a contractor to visit should there be a requirement. 

 

If the tenant indicates there are no problems we ask permission for a brief walk through the property, from here we can ascertain whether the tenant is looking after the property and look for signs of over crowding and evidence of pets.

 

It is important however to remember that when conducting the visit the tenants will have personal items in the property and we are not allowed to take images of personal possessions or enter cupboards / wardrobes.

 

This is both unacceptable and unnecessary and is a direct legal breach of the tenants privacy unless the tenant is perfectly happy to open the wardrobe door / drawers / cupboards etc and show us the problem themselves. 

 

The property visit report is not a check out report or maintenance report.                                                                                           The purpose of the property visit is to get a vision of how the property is being looked after and if there are any urgent  issues that need to be looked at.

 

The property inspection report is also not to be used as a survey therefore minor cracks to walls will not be noted, unless in our professional opinion we feel they require attention..

 

We also will not comment on small marks to carpets or chips to wood work etc as these could have been there at the start of the tenancy. 

 

This kind of damage / wear and tear will be picked up at the check out.

 

Property visit reports can and may be used as a document to provide to a court of law & TDS / TPS if needed to prove issues raised by the tenant during the tenancy.   We have a designated employee who handles the management process & carries out the inspections who has 4 years of inventory & inspection experience.

Independent Internal Snagging Reports for New build properties


In addition to our Inventory services we offer a snagging maintenance inspections and reports for all new build or refurbished properties which documents and photographs the final finish quality. 

 

These property inventory services are ideal for landlords abroad who are unable to visit their new property or any landlord who would like a keen eye to check over any works carried out on their property.

 

The snagging report carried out by one of the property inventory clerks will highlight in fine detail any issues that require attention or repair and is an ideal document to hand to the developer/builder to provide them with the list of snags that need resolving before someone moves in.

Legionella Risk Assessment Management


Health and Safety Executive have issued new Legionnaires' disease guidance.                    

The Health and Safety Executive has issued new guidance for employers and those in charge of premises, e.g. landlords.

The guidance aims to address the potential for man-made water systems to be a source for legionella bacteria growth.

Legionellosis is the collective name given to the pneumonia-like illness caused by legionella bacteria. This includes the most serious legionnaires' disease, as well as the similar but less serious conditions of Pontiac fever and Lochgoilhead fever.


The changes now mean that all residential lettings ( Landlords) are required & are duty bound as a "care of duty" to the tenants of their properties to have a full  Legionella risk assessment carried out to assess the risk of the properties, which then allows for a suitable control scheme to be implemented.


This guidance is for duty holders, which includes employers, landlords & those in control of premises and those with health and safety responsibilities for others, to help them comply with their legal duties.                                                                                          These include identifying and assessing sources of risk, preparing a scheme to prevent or control risk, implementing, managing and monitoring precautions, keeping records of precautions and appointing a manager responsible for others.


The guidance gives practical advice on the legal requirements of the Health and Safety at Work etc Act 1974, the Control of Substances Hazardous to Health Regulations 2002 concerning the risk from exposure to Legionella and guidance on compliance with the relevant parts of the Management of Health and Safety at Work Regulations 1999.

Floor Plans are now considered an essential document for estate agent's brochures, particulars and websites.


They provide the client and staff & contractors with a visual layout of the property without having to make a visit. 

Saving both client and staff vital time of viewings that do not meet the customers requirements.

Previously, agents and landlords alike have only provided photographs to potential buyers/tenants but Floor Plans are fast becoming a minimum requirement when marketing a property.

Floor plans are suitable for marketing and layout purposes only.  

Most Estate Agents would consider that a straight forward floor plan forms an integral part of any sales brochure produced to market a property.  


This type of Floorplan allows visualisation of the layout for both agency staff and home buyers.  Room dimensions are measured and drawn precisely but other fixtures and fittings (if noted at all) are approximated.  Drawings are usually presented as PDF or hardcopy.

Energy Performance Certificate 


All domestic and commercial buildings in the UK available to buy or rent must have an Energy Performance Certificate (EPC). 

If you own a home, getting an energy performance survey done could help you identify ways to save money on your energy bills and improve the comfort of your home.


What are EPCs?

Much like the multi-coloured sticker on new appliances, 

EPCs tell you how energy efficient a building is and give it a rating from A (very efficient) to G (inefficient). 

EPCs let the person who will use the building know how costly it will be to heat and light, and what its carbon dioxide emissions are likely to be.

The EPC will also state what the energy-efficiency rating could be if improvements are made, and highlights cost-effective ways to achieve a better rating. Even if you rent your home, some improvements noted on the EPC may be worth implementing, such as switching to more energy-efficient light bulbs.


EPC's are valid for 10 years from when issued.


Why get an EPC?

Your property's EPC needs to be available to potential buyers as soon as you start to market your property for sale or rent.

You must ensure an approved Domestic Energy Assessor to produce the EPC.

If you implement any of the energy efficiency recommendations outlined in your EPC, you may wish to get a fresh EPC done to include these improvements.

EPCs and feed-in tariffs

Customers in England, Wales and Scotland wishing to get payments under the Government’s feed-in tariff (FIT) for solar PV will have to prove their home has an EPC rating of band D or above to receive FITs at the standard rate. You will need to be able to produce your existing EPC (as long as it is less than 10 years old) or obtain a new one.

Best Practice & Tips for preparing for interior & exterior photography

When marketing any property one of the most painful things to see is poor photography. A good quality camera in the hands of a professional will do your property justice with exceptional Property Photography. Unless you are proficient in high-end photography and post-production skills then it’s best you leave the photography to us.

Some very good images can be captured with a mid quality camera however without the experience & knowledge these often do not serve your property the justice it deserves.

Here is a quick guide on how to make the most of your property and get the best interior and exterior photography shots you can:

Exterior Property Photography

  • Hide wheelie bins and move cars. 
  • Tidy the front garden and path to the property. 
  • We know it’s a pain but grab the mower out mow the lawn! 
  • Set out garden furniture and tidy the little ones’ toys away.


Interior Property Photography: 

  • Clear the clutter and put utensils away. 
  • Open blinds and curtains. 
  • Bins are unsightly and not everyone loves Rex the dog or Maizie the cat so hide away the pet food bowls 
  • Do not place anything on show you would not want to advertise within your property.

  

Interior photography relies on clean lines and well-lit areas. 

Where possible hideaway wires and if needs to be unplugged and hide the cables.
